A Homeowner’s Seasonal HVAC Checklist

Use this checklist as a reminder, not a substitute for your equipment manual or professional maintenance.

Monthly or as conditions require:
• Inspect the filter and replace or clean it according to the manufacturer's instructions.
• Keep supply registers and return grilles unobstructed.
• Notice changes in sound, airflow, odor, run time, or comfort.
• Check accessible areas around the indoor unit for signs of water.

During the cooling season:
• Keep the outdoor unit clear of leaves, grass, and stored items.
• Use bathroom and kitchen exhaust fans when producing moisture.
• Keep doors and windows closed while cooling.
• Watch indoor humidity and investigate persistent dampness or musty odors.

Before the hottest months:
• Arrange a professional inspection if one is due or if the system has shown warning signs.
• Confirm that you know the filter size and location.
• Review thermostat schedules and make sure settings match the equipment.
• Clear the service area around the outdoor unit.

Before and after severe storms:
• Secure loose yard items.
• Follow official storm and utility instructions.
• Do not operate flooded or visibly damaged equipment until it has been inspected.
• Keep clear of fallen wires and damaged electrical components.

Keep a simple log with service dates, filter changes, symptoms, repairs, and equipment model numbers. This record helps identify patterns and gives a technician useful background.

First Coast homeowner note: A seasonal note is useful

Use the checklist as a prompt to observe and record conditions, not as permission to open equipment or perform technical maintenance. Follow the specific equipment manual.
